If you’re an expat looking to buy your first home in the Netherlands, here’s a financial update that might influence your timeline:
From 1 January 2026, the “startersvrijstelling” — a one-time transfer tax exemption for first-time buyers — will apply to homes valued up to €555,000.
That’s up from the €525,000 limit in 2025, and it could mean a saving of up to €11,100 — if you qualify.
This exemption allows first-time buyers to skip the 2% overdrachtsbelasting (transfer tax) when buying their own home.
You qualify if:
You’re 18 to 35 years old at the time of transfer
You’re buying your first home
You will live in the property yourself
The property value is below the threshold (€525,000 in 2025, €555,000 in 2026)
It’s available only once, and your notary will include a declaration confirming eligibility at the time of transfer.
Even if you qualify for the tax exemption, you’ll still need to pay several one-time costs from your own savings, such as:
Notary fees
Valuation and bank advice
NHG or guarantee fees
Any amount you bid above the appraised value
While these costs are due at transfer, your mortgage advisor or lender will expect to see proof that you have them covered early in the process.
In the current Dutch housing market, buying with just a mortgage is rare. A healthy savings buffer is essential. At Expat Things, we help you understand exactly what’s needed — so you’re never caught off guard.
Here’s where timing really matters.
The transfer date at the notary determines which limit applies — not the date you sign the purchase agreement.
So:
Sign and transfer in 2025 → €525,000 limit
Sign in 2025, but transfer in 2026 → €555,000 limit applies
If you’re close to the threshold, we’ll guide you through the options to see if timing flexibility could work in your favor.
Buying a home is more than finding a property you like. The most important decisions — like:
How to structure your offer
Which clauses to include (and leave out)
What to do if you overbid
Whether to include a building inspection and/or to opt for bidding insurance
…are exactly where working with a professional can make all the difference.
At Expat Things, we represent you—not the seller. We guide you through each step, help you avoid pitfalls, and ensure the process works in your favor—not against you.
You don’t need to know everything. You just need the right person by your side.
